Boston High-Rise Condos For Sale

Boston is considered to be the third-densest big city in the country and with Boston’s record-breaking building boom and rise as a bigger more international city, it has become accepting of its destiny and designation as a place where a lot of its residents live hundreds of feet above the ground.   There is a strong demand for living in the middle of everything and the lofty prices that Boston high-rise condos command suggest not only a continued but escalating demand.   And to keep up, there’s pretty much only one direction for the Boston streetscape to go – Up!

In the last decade, the city has witnessed the development of a large number of full-service Boston luxury high-rise condos.  Prior to that, most luxury condos were located in high-end, renovated brownstone homes.   The construction of several high-rise luxury condos in recent years such as Millenium Towers, definitely suggests that demand for high-end residential property in Greater Boston is growing.   And most observers will agree that there is still not enough inventory of Boston high-rise condos to satisfy the hungry demand.

According to Boston.com, “price per square foot is the golden standard brokers use when assessing the value of luxury condos, which enables them to make apple-apple value comparisons between condos of different sizes.”  Condos that sell for $2,000 a square foot or more also typically run into the multi-millions.  Sales of downtown high-rise condo passed the $3.8 billion in 2016, which is more than a 20% increase over 2015.

Millennium Tower is the tallest Boston high-rise condo tower built thus far and accounts for $1 billion of 2016’s $3.8 billion in sales. While downtown Boston is also seeing an increase in luxury construction, demand is still high, suggesting the luxury market has yet to reach its saturation point, industry observers say.  “Boston could see another two years or more of luxury condo construction before seeing a slowdown in prices,” noted Merit McIntyre, president of Coldwell Banker Brokerage in New England. “We have no land left and the desire to move into the city, or as close to it as possible, is a huge desire for buyers,” he said.

Shiny new condo towers are popping up all across Boston’s once dingy, neglected neighborhoods and people are buying them up.  Often, these luxury buildings of Boston high-rise condos are all pre-sold, so they don’t add to existing inventory.   The Fenway, for example, wouldn’t have been considered a luxury neighborhood 5 years ago and another neighborhood transformation is Boston’s south End.

Located in the heart of the burgeoning Fenway area, the Pierce Boston is a brand new construction condominium building with 109 spectacular condos and 240 luxury apartments.   It will offer a mix of one, two and three-bedroom units, including five penthouses on each of the top two residential floors.  The units will all have floor-to-ceiling windows with various city views, including the Charles, as well as hardwood floors and other high-end finishes.  The 30th floor will feature a roof deck pool and other top amenities. The tower is slated to open in January 2018.  Condo prices start at just under one million and up to $5 million

Located in the northeast part of the South End is Troy Boston (building opened in the first half of 2015),  a luxurious, modern complex with 378 condominium units, consists of two high-rise towers on Albany Street.  Troy Boston high-rise condos include attractive studio, one bedroom, and two bedroom units.  Residents have access to a range of well-maintained common areas.  Amenities include an outdoor pool and fitness center.  Condo owners also receive numerous complimentary or discounted services.  Troy Boston condo units feature custom cabinets, attractive wood flooring, beautiful stone countertops, and tall windows that provide ample sunlight with spectacular views of the surrounding area.
